Northwestern Vermont Housing Market Snapshot for 2017

by Vermont Real Estate Company

The Northwestern Vermont Board of REALTORS® has released its market statistics for January 2017. The information is derived from data contained in the New England Real Estate Network and covers Chittenden, Franklin and Grand Isle Counties.

January brings out a rejuvenated crop of buyers with a renewed enthusiasm in a new calendar year. Sales totals may still inevitably start slow in the first half of the year due to ongoing inventory concerns. Continued declines in the number of homes available for sale may push out potential buyers who simply cannot compete for homes selling at higher price points in a low number of days, especially if mortgage rates continue to increase. New Listings were down 15.1 percent for Single-Family homes and 10.0 percent for Townhouse-Condo properties. Pending Sales decreased 1.8 percent for Single-Family homes and 12.5 percent for Townhouse-Condo properties. The Median Sales Price was down 1.4 percent to $246,400 for Single-Family homes but increased 16.4 percent to $259,624 for Townhouse-Condo properties. Months Supply of Inventory decreased 29.2 percent for SingleFamily units and 19.4 percent for Townhouse-Condo units.

Changes for January over last year at this time include:

  • New Listings were down 15.1 percent for Single Family homes and 10.0 percent for Townhouse-Condo properties.
  • Pending Sales decreased 1.8 percent for Single Family homes and 12.5 percent for Townhouse-Condo properties.
  • The median sales price was down 1.4 percent to $246,400 for Single Family homes but increased 16.4 percent to $259,624 for townhouse-condo propertie

  • Month’s supply of inventory decreased 29.2 percent, or 4.6 months for Single Family units and decreased 19.4 percent, or 2.9 months for townhouse-condo units.

by Vermont Real Estate Company

Winter is winding down and spring is almost here. Spring means warmer temperatures, beautiful flowers, and an active housing market. Spring is one of the most popular times for real estate. That means increased competition for both buyers and sellers. Although entering the market can seem daunting, you can eliminate some of that stress by working with the Top Real Estate Team in the Burlington area. You can get started today by following these helpful tips for home buyers and sellers this spring!

Spring Buyers!

Working with a realtor ensures that you have the benefit of all their expertise and local knowledge as you start preparing to buy your dream home. The very first step that home buyers should take, even before you begin your search, is preparing your Home Financing. If you have your loans set up ahead of time, you will know your budget. It can also make you more attractive to sellers by showing how serious you are about purchasing their home. When you find your dream home, making an offer can cause stress. With all the competition in the spring, this can lead to needing to negotiate. Allow yourself to stand out from other prospective buyers by remaining flexible. Many sellers appreciate a personal note explaining why their home is the perfect fit for you and your family.

Spring Sellers!

Working with a realtor ensures that you can get top dollar for your home and sell it quickly. Before you list your home, make sure that your home is ready. Curb appeal is very important. Since it is the first impression for buyers, you can make them want to see the rest of your home before they step through the front door. Spend some time decluttering and depersonalizing the space. Add a fresh coat of paint and take care of any flooring issues. Ask your realtor if there are any upgrades they could recommend for your home to make it stand out and add value. After preparing your home, you will be ready to Know What Your Home is Worth. This will help you set an appropriate price for your home.
