Considering the current sellers' market and the vast amount of information available on the web, are open houses and private showings really necessary? Absolutely!


Open houses are a great way to showcase your home and creates a sense of urgency for buyers who are already dealing with a market with lower inventory. Though not every person who comes through the door of an open house isn't necessarily a potential buyer, heavy foot traffic might motivate buyers to make an offer.


Open houses also give your real estate agent a great opportunity to read the market and gain intel on prospective buyers. Your real estate agent isn't just handing out cookies and greeting buyers at the door. They are at attention, trying to pick up any details that will give you leverage at the negotiating table.


Are the buyers relocating to Vermont and anxious to make a move fast? Did they keep coming back to the dining room commenting on the excellent lighting? Your agent is looking for these details to give you an edge to get the best possible price for your home. Open houses are buyers' first opportunity to get their foot in the door. Motivated buyers who love the home will want to make an offer before others get the chance.


Don't hesitate about private showings either. These are great opportunities to move your house to closing. Motivated buyers appreciate the low-pressure environment and the chance to take 'ownership' of the space.
