But buying can come with its own difficulties, like falling in love with a home just for the seller to go with a different offer.
It’s important to be gentle with yourself during this process—allow yourself to feel disappointment or sadness, but don’t let it discourage you.

Did you know that 62 percent of real estate professionals say their first-time home buyers typically have to put in four or more offers before closing on a home? The rejection process comes with a high level of stress and anxiety, but you can find comfort that you’re not alone in the process. Other buyers are having similar experiences, yet in the end, they’re still able to find their perfect home.
Increase Your Luck with Some Superstitions
There are no concrete ways to increase your luck when it comes to getting an offer accepted. But, we like to think that there are a few ways you can put good energy into the universe to hopefully get a positive return. Here are a few of our favorite superstitions:
- Look for the lucky number 8, and stay away from unlucky 13.
- New Year’s Eve is just a few months away—when the clock turns to midnight, grab 12 grapes and eat one at each stroke for good luck for the year. And, while you’re at it, don’t do laundry on New Year’s Day as it can bring bad luck.
- The most obvious superstition is to knock on wood. Every time you mention wanting a house, putting in an offer, or anything related to the buying process, be sure to rap on a nearby wooden structure.
In all seriousness, at the end of the day, it’s always a waiting game. The passing of time brings clarity, and there are many things to learn from every unaccepted offer. Be sure to consider why your offer didn’t get accepted to learn how to be more competitive in the future.
There are a few ways to change your offer so the sellers will see it as more competitive: try to decrease the amount of contingencies on the offer, be flexible with the seller’s timeline, and suggest a higher price point to be more likely to be considered.

As you determine your wish list, start searching for homes, and make offers, it’s important to have a positive mindset. Here are a few tips for managing your stress during the buying process:
1. Don’t Keep Your Feelings Bottled Up.
Sometimes letting your thoughts out is the best way to relieve stress. Speak with your partner, a good friend or family member, a therapist, or even write in a journal to put how you’re feeling into words. This will help you take some of the weight off your shoulders to keep the process moving smoothly.
2. Spend Time in Potential Communities.
Not sure where you want to live in Vermont? Start by visiting potential locations and explore local farmers markets, shops, and community gatherings. Attend the high school’s football game or see a show at the community theater. The more you can picture yourself living there, the less stress you’ll experience during the move.
3. Focus on the Excitement.
While the process can be stressful, it’s also the start of a beautiful new chapter. Think about what you’re looking forward to once you find your new home, and try to focus on that energy to lessen the negative thoughts that might be overwhelming you.
